Compulsory Purchase Scheme Update – Gascoigne Estate, Barking
The Gascoigne Estate, located south of Barking Town Centre, between St Paul’s Road and the A13 and between King Edwards Road and the River Roding, is undergoing a major regeneration. Covering approximately 40 hectares, it includes three schools, two nurseries, arts and community facilities, and 1,500 existing homes. This regeneration, one of London's largest, has been progressing over the past decade.
The Scheme Led by BeFirst in collaboration with the council, the Estate’s regeneration includes separate planning applications for Gascoigne East and Gascoigne West. Early phases are either complete or in detailed design stages. Upon completion, the scheme will provide 2,400 new homes.
Scheme Update The scheme's timing depends on Council decisions. Currently, the London Borough of Barking and BeFirst aim to purchase all properties in Phase 4 by agreement. However, a new compulsory purchase order (CPO) is expected in the coming months due to the improbability of acquiring all interests by agreement.
